Nemanja Bucinac is the Founder and Managing Advisor of Stonedge, an independent boutique advisory firm delivering retail and office leasing strategy, asset repositioning and market expansion services across Central and South-Eastern Europe.
With over 15 years of senior executive experience in retail and office real estate, Nemanja has developed a distinctive market position as an advisor capable of representing both landlord and tenant interests — a dual-mandate capability that sets Stonedge apart in a market where most advisors operate on one side only.
He began his career at one of the region's most active retail and office developers, where he led asset management processes as well as large-scale leasing programmes, anchor and flagship negotiations, and occupancy management across a significant retail and office portfolio. Following his departure, Nemanja founded Stonedge to pursue high-impact mandates on an independent basis. The firm has since built a strong track record advising institutional landlords and companies across the region, as well as supporting tenants on their full retail expansion strategy and execution.
Among Stonedge's most significant engagements was a three-year strategic retail turnaround mandate — a complex, end-to-end repositioning assignment completed in full. The firm is currently retained as leasing consultant across multiple retail portfolios in the SEE region, alongside a select number of tenant advisory mandates and office developments.
Nemanja is actively developing Stonedge's advisory footprint beyond its Serbian home market into Western and Southern Europe, with priority markets including Austria, Italy, Germany and Slovenia.
